Can I really buy from Singapore?

What taxes will I pay?

The UAE charges no income tax on rent and no capital gains tax on sale. Singapore also has no capital gains tax, and foreign-sourced rental income received by individuals is generally not taxable, though your own position depends on your circumstances. On entry cost, Dubai charges a one-off DLD transfer fee (~4%) applies. We are not tax advisers. Please take independent Singapore advice, and check current ABSD and IRAS positions before you commit.

How much do I need to start?

Off-plan units start from around AED 950K–1M, often with a 10–20% deposit and the balance paid in stages. We'll match options to your exact budget.

Will it get me a Golden Visa?

A qualifying AED 2M+ purchase can make you eligible for a renewable 10-year Golden Visa, including for your family. We'll confirm whether a specific unit qualifies and handle the paperwork.

Can Singaporeans buy property in Dubai?

Yes. Foreign nationals, including Singapore citizens and PRs, can buy freehold property in Dubai's designated freehold areas with no residency requirement. There is no foreign ownership ban and no additional buyer's duty for overseas purchasers. Areas outside the designated freehold zones may be leasehold or restricted, so the zone matters more than your nationality.

Do I pay ABSD when buying property in Dubai?

No. Additional Buyer's Stamp Duty is a Singapore tax on Singapore residential property and does not apply to a purchase in Dubai. Dubai charges a one-off Dubai Land Department transfer fee of 4% of the purchase price, plus fixed registration and trustee charges. Confirm your own Singapore tax position with IRAS or your tax adviser, since it depends on your circumstances.

Is Dubai property freehold or leasehold?

In designated freehold areas it is freehold, held in perpetuity, with the title registered in your name at the Dubai Land Department. This differs from much of the Singapore market, where 99-year leasehold is common. Some Dubai areas are leasehold rather than freehold, so always check the tenure of the specific development before reserving.

How much deposit do I need to buy in Dubai?

On an off-plan purchase, commonly between 10% and 20% of the price, depending on the developer's payment plan. On top of that you pay the 4% DLD transfer fee and registration costs, so budget more than the headline deposit. If you are buying with a mortgage as a non-resident, lenders typically require a considerably larger deposit than they ask of UAE residents.

Can a non-resident get a mortgage in Dubai?

Yes, several UAE banks lend to non-residents, but on stricter terms than to residents. Expect a lower maximum loan-to-value, a shorter term and a narrower list of eligible properties and developers. Rates, fees and eligibility vary by lender and by your income profile, so get a decision in principle before committing to a unit.

What taxes will I pay on Dubai rental income?

The UAE levies no personal income tax on residential rental income and no capital gains tax on sale. Your liability at home depends on your own residency and circumstances. Singapore does not tax capital gains, and foreign-sourced income received by individuals is generally not taxable, but this is not universal, so confirm your position with IRAS or a tax adviser rather than relying on a general statement.

What is the Dubai Golden Visa and would I qualify?

The Golden Visa is a long-term UAE residency permit, commonly ten years, that a qualifying property investment can make you eligible for. Eligibility is decided by the UAE authorities, not by the developer or the broker, and the qualifying threshold and conditions can change. A qualifying purchase does not guarantee approval, and residency does not automatically follow from ownership.

What are the ongoing costs of owning Dubai property?

The main recurring cost is the annual service charge, billed per square foot and varying widely by building and community. Towers with extensive amenities cost more to run than low-rise communities. Budget also for property management if you are letting remotely, and for maintenance. Ask for the actual service charge history of a specific building rather than a community average.

How do I transfer money from Singapore to buy?

Payments go to the developer's escrow account, not to the broker and not to an individual. For off-plan purchases in Dubai, developer funds are held in regulated escrow accounts and released against construction progress. Transfers are made through your bank in the normal way. Never send funds to a personal account, whatever the reason given.

Can I rent the property out, and who manages it?

Yes, and most overseas owners appoint a property management company to handle listing, tenant vetting, rent collection and maintenance. Management fees are typically charged as a percentage of the annual rent. Short-term holiday letting is permitted in Dubai but requires a separate licence and follows different rules to long-term letting.

What happens if the developer does not complete the project?

Off-plan buyer funds in Dubai are held in escrow accounts regulated by RERA, and are released to the developer against verified construction milestones rather than in advance. That is the principal protection, though it is not a guarantee against delay. Check the developer's delivery record on previous projects, not just the current brochure.

How long does the buying process take?

For a ready property, transfer can often complete within a few weeks once terms are agreed and funds are in place. Off-plan reservation can be done in a day, with the sale and purchase agreement following, and handover then depending on the construction schedule. Buying remotely from Singapore does not add time, as reservation, contracts and transfer can all be handled without travelling.
