Life in Dubai
Beyond the floor plan: the coastline, the communities, the schools and the everyday that Singapore families and investors move for.

Where to buy
The Dubai districts that come up most often with Singapore buyers, and what drives each one. Ask for the current price list on any of them.
Availability and pricing change release by release. We send the live list for whichever districts fit your budget, rather than publishing a figure that is out of date by the time you read it.
Singapore vs Dubai
Not a pitch against Singapore property. These are the four differences that decide whether a second property makes sense here or there.
| Dubai | Singapore | |
|---|---|---|
| Buyer entry cost | 4% one-off DLD fee | BSD, plus ABSD up to 20% on a 2nd home, 30% on a 3rd |
| Tenure | Freehold, in perpetuity | Mostly 99-year leasehold |
| Indicative gross yield | Commonly quoted 5–9% | Low single digits |
| Residency | Qualifying purchase can support a 10-year Golden Visa | No residency from purchase |
Figures are indicative and for orientation only. ABSD and BSD rates are set by IRAS and have been revised several times, so confirm the current position before you commit. Yields vary by district, building and tenancy. Golden Visa eligibility is determined by the UAE authorities. This is marketing information, not tax, legal or investment advice.

Dubai is bought on a payment plan, not all at once. Change any number below.

Why buy through Realtree
As an official Dubai sales partner you buy at the developer's price, here's what that's worth.
Same developer price, one less party taking a cut.
The developer pays our fee, so you pay 0% buyer commission.
Residency
A qualifying purchase can make you eligible for the UAE Golden Visa, long-term residency for you and your family, renewable, with no need to live in the UAE full-time.
Singapore investor questions
Yes, reservation, contracts and transfer can all be completed remotely. Your Dubai-based advisor handles the on-the-ground steps and funds are held in a regulated developer escrow account.
Free and with no obligation. We're paid by the developer when a purchase completes, not by you, so there's never a charge for the call, the shortlist or the price list.
The UAE charges no income tax on rent and no capital gains tax on sale. Singapore also has no capital gains tax, and foreign-sourced rental income received by individuals is generally not taxable, though your own position depends on your circumstances. On entry cost, Dubai charges a one-off DLD transfer fee (~4%) applies. We are not tax advisers. Please take independent Singapore advice, and check current ABSD and IRAS positions before you commit.
Off-plan units start from around AED 950K–1M, often with a 10–20% deposit and the balance paid in stages. We'll match options to your exact budget.
A qualifying AED 2M+ purchase can make you eligible for a renewable 10-year Golden Visa, including for your family. We'll confirm whether a specific unit qualifies and handle the paperwork.
Yes. Foreign nationals, including Singapore citizens and PRs, can buy freehold property in Dubai's designated freehold areas with no residency requirement. There is no foreign ownership ban and no additional buyer's duty for overseas purchasers. Areas outside the designated freehold zones may be leasehold or restricted, so the zone matters more than your nationality.
No. Additional Buyer's Stamp Duty is a Singapore tax on Singapore residential property and does not apply to a purchase in Dubai. Dubai charges a one-off Dubai Land Department transfer fee of 4% of the purchase price, plus fixed registration and trustee charges. Confirm your own Singapore tax position with IRAS or your tax adviser, since it depends on your circumstances.
In designated freehold areas it is freehold, held in perpetuity, with the title registered in your name at the Dubai Land Department. This differs from much of the Singapore market, where 99-year leasehold is common. Some Dubai areas are leasehold rather than freehold, so always check the tenure of the specific development before reserving.
On an off-plan purchase, commonly between 10% and 20% of the price, depending on the developer's payment plan. On top of that you pay the 4% DLD transfer fee and registration costs, so budget more than the headline deposit. If you are buying with a mortgage as a non-resident, lenders typically require a considerably larger deposit than they ask of UAE residents.
Yes, several UAE banks lend to non-residents, but on stricter terms than to residents. Expect a lower maximum loan-to-value, a shorter term and a narrower list of eligible properties and developers. Rates, fees and eligibility vary by lender and by your income profile, so get a decision in principle before committing to a unit.
The UAE levies no personal income tax on residential rental income and no capital gains tax on sale. Your liability at home depends on your own residency and circumstances. Singapore does not tax capital gains, and foreign-sourced income received by individuals is generally not taxable, but this is not universal, so confirm your position with IRAS or a tax adviser rather than relying on a general statement.
The Golden Visa is a long-term UAE residency permit, commonly ten years, that a qualifying property investment can make you eligible for. Eligibility is decided by the UAE authorities, not by the developer or the broker, and the qualifying threshold and conditions can change. A qualifying purchase does not guarantee approval, and residency does not automatically follow from ownership.
The main recurring cost is the annual service charge, billed per square foot and varying widely by building and community. Towers with extensive amenities cost more to run than low-rise communities. Budget also for property management if you are letting remotely, and for maintenance. Ask for the actual service charge history of a specific building rather than a community average.
Payments go to the developer's escrow account, not to the broker and not to an individual. For off-plan purchases in Dubai, developer funds are held in regulated escrow accounts and released against construction progress. Transfers are made through your bank in the normal way. Never send funds to a personal account, whatever the reason given.
Yes, and most overseas owners appoint a property management company to handle listing, tenant vetting, rent collection and maintenance. Management fees are typically charged as a percentage of the annual rent. Short-term holiday letting is permitted in Dubai but requires a separate licence and follows different rules to long-term letting.
Off-plan buyer funds in Dubai are held in escrow accounts regulated by RERA, and are released to the developer against verified construction milestones rather than in advance. That is the principal protection, though it is not a guarantee against delay. Check the developer's delivery record on previous projects, not just the current brochure.
For a ready property, transfer can often complete within a few weeks once terms are agreed and funds are in place. Off-plan reservation can be done in a day, with the sale and purchase agreement following, and handover then depending on the construction schedule. Buying remotely from Singapore does not add time, as reservation, contracts and transfer can all be handled without travelling.
